NEW ADDITION & RESTORATION
PACA obtained a second commission from the client of the Cobble Hill house to re-design an existing modest 1960s beach house and add a two-story addition including renovation of the raised pool and deck and the design of a new Orchid Pavilion. The goal was to upgrade and replace all worn and deteriorated finishes and roof materials to make the house suitable for all-year use as their retirement home.
The new addition included a new small informal dining space, guest bathroom, study, master-bedroom suite and mater bath. The rehabilitation of the existing building included rehabilitation of the fireplace, rear deck, repainting and alteration of the existing kitchen and entrance. A new mechanical and electrical system was also installed. A rooftop “widows walk” was also incorporated as well as an exterior shower and changing space and the link to the orchid house. All new work needed to meet the FEMA flood management design criteria and the Planning Board of Southampton.
